- Year-End Summaries & 1099s – Tax-ready documentation prepared by January 31st.
- Tax-Deductible Fees – All management fees are fully deductible. (Check with your CPA.)
Tenant Relations/Legal Support
- 24/7 Emergency Tenant Support – We’re available anytime so you don’t have to be.
- Online Portals – Tenants and owners can access everything from rent history to maintenance updates.
- Lease Enforcement & Legal Notices – We serve all required notices professionally and in compliance with Florida law.
- Annual Lease Renewals – We handle renewals and adjust rates based on market conditions.
- Eviction Coordination – If needed, we handle the entire process, even if we didn’t place the tenant.
Maintenance & Property Care
- Maintenance Coordination – We handle requests quickly through trusted local vendors.
- Project Oversight – From repairs to renovations, we manage the details.
- Bill Payment Services – We'll handle property-related invoices (excluding mortgage & insurance).
- AC Filter Program – Bi-monthly AC filter delivery to tenants to keep systems running smoothly. (Does not include cost of filters.)
- Move-Out Inspections – Up to 100 photos documenting your home’s condition.
- Security Deposit Handling – Timely and legally compliant deposit disbursements.
- Required Tenant Liability Insurance – All tenants must carry insurance for added protection.
- Annual Property Inspections – In-depth reviews with full photo documentation for your records.
Home Watch Services
Fees:
- $50-$100 per visit depending on square footage.
- Any time period can be signed up for Home Watch from 1 month - 12 months
